Boma Yangu Reveals Prices of Eldoret Shops as Units Start at KSh900,000

The Affordable Housing Board has announced that commercial shops at the Pioneer Affordable Housing Project in Eldoret will be sold at prices starting from KSh900,000, giving businesses and investors an opportunity to acquire space within the new residential development.

The announcement comes after President William Ruto officially opened the Pioneer housing project in Uasin Gishu County, where thousands of residents received keys to their new homes.

According to a notice published on October 20, 2026, the board invited eligible individuals and businesses to submit bids for the purchase or lease of commercial spaces within the estate.

How Much Will Eldoret Housing Project Shops Cost?

The notice indicates that shop units available for outright purchase are priced between KSh900,000 and KSh1.1 million, depending on their size.

For those interested in leasing larger commercial premises, prices range from KSh16 million to KSh26.9 million, with the amount varying according to the space offered and the applicable lease terms.

The board said interested bidders must submit their completed application documents by November 10, 2026, at Prism Towers in Nairobi.

The bidding process provides an opportunity for eligible applicants to seek commercial space within the government-backed housing development.

What the Pioneer Housing Project Offers

The Pioneer Affordable Housing Project is a major residential development in Eldoret featuring more than 2,000 housing units alongside commercial and community facilities.

The estate includes 104 shops, a kindergarten, playgrounds, green spaces, a clubhouse and a swimming pool. Additional facilities, including a junior school and sports courts, are also planned.

The development is designed to accommodate residents across different income groups through social housing, affordable homes and market-rate apartments.

The shops are expected to provide space for businesses serving residents and the surrounding neighbourhood.

What Interested Bidders Should Know

Applicants interested in purchasing or leasing commercial space should review the official bidding notice to confirm the eligibility conditions, documentation requirements and payment terms.

The November 10 deadline means prospective bidders have a limited period to prepare and submit their applications.

The announcement adds a commercial dimension to the Pioneer project, which combines housing with facilities intended to support everyday activities within the estate.

With shops available for purchase from KSh900,000, the bidding process will determine which eligible applicants secure the commercial spaces.
